HOME PURCHASE SOLUTION
The Home Purchase Solutions model’s objective is to generate a successful outcome for the occupant and for Grand River, including its joint venture participants. We prefer to have a smaller pool of successful occupants than a greater number requiring regular client management and follow-up, with the potential need to sell the property in the event of default. This approach also avoids the implications of the Landlord Tenant regulations in the event of occupant issues – the agreement for sale can readily be cancelled and property vacated more easily.

From a joint venture investment perspective, this solution is more appealing for individuals looking to a shorter three to five year time frame, with the potential for an improved ROI.

At the outset, Grand River employed the more traditional rent-to-own model:

a) Find and qualify a tenant/buyer
b) Collect a purchase option fee
c) Select a home meeting the tenant/buyer’s needs and establish future sale price
d) Obtain a monthly rent credit exceeding property costs
e) Refund option fee and rent credits at end of term equaling about 5% of sale price
f) Tenant/buyer obtains conventional mortgage financing and acquires the home

Grand River has modified the process which, while potentially reducing the number of qualified occupants, ensures a greater success rate; the approach is now:

– Occupant selection more stringent than banks
– Down payment of at least 5% of selling price at end of term
– An agreement for sale is executed simultaneous to property acquisition
– Grand River becomes the “banker” for duration of term
– Upon meeting all conditions of agreement for sale, occupant applies for conventional financing
– Property title is assumed by occupant when balance of amount owing Grand River is paid
